Establishing a foothold on the UK property market

The couple had sold their property in London two years previously and were becoming worried about the escalation of the UK property market. They felt they needed to re-establish a foothold on the market. Chiltern Relocation was instructed with a very exacting brief. The clients wished to buy a property within the catchment area for Dr Challenors Boys and Girls Grammar schools a good primary school, as well as within walking distance of a train station. The clients' budget was £700,000 - £800,000.

Shortlist of properties drawn up

With this remit, Chiltern Relocation focused on Amersham, Chesham, Chorleywood, Little Chalfont and the surrounding areas. We visited 27 estate agents and collected more than 100 sets of particulars. We shortlisted the details and communicated with the clients in Dubai about which properties to view. We viewed 15 properties from the outside and 8 from the inside. For each property that we viewed internally, we wrote detailed reports and uploaded approximately 30 photographs to the internet for the clients to see.

Perfect property found

We then found a property in Chesham Bois that was not being offered on the open market. We arranged a viewing and discovered it was perfect, as it fell into the catchment areas for the requested schools and was within walking distance of Amersham station. We successfully negotiated a price and instructed solicitors. Our clients had not seen the property at this point, but they were very confident in the choice we had made for them. The conveyancing process had a few complications, but Chiltern Relocation was able to help smooth these out and exchange then took place. The sale of the property is due to complete shortly.
