Hello and welcome to the first Chiltern Relocation Newsletter! We hope you are enjoying the small glimpses of summer that we have been experiencing over the last few days.

Chiltern Relocation has been busy over the last few months - see our Location Location Location report below. We enjoyed moving two families out of London to Beaconsfield and Penn. Both families wanted to move out of London primarily for the excellent schooling we have in the Bucks area. Second on their list was lower crime rates, and then finally a better way of life but with the benefit of being able to commute back into London for work. Read more

Chiltern Relocation helps Channel 4's Kirsty & Phil

Location, Location, Location

Chiltern Relocation assisted Kirsty and Phil in their search for two homebuyers in the Oxfordshire area last month. Sharon comments: 'It was great working with Channel 4 and their property search for Location Location Location. The remit was to find two homes. One was a project for a first-time developer and the second was for a home within commuting distance to Oxford city centre but quiet enough for the couple's cat! Both searches were completed successfully and we are looking forward to the screening of the show in the autumn.

Slowdown? What Slowdown?

The national press has been running scare stories for over a year now, predicting a mammoth property crash round the corner and month after month recording property price drops, which have in fact been price increase drops rather than actual price drops. The property market has increased at an incredible rate over the last few years and this was unsustainable. A lid needed to be put on the pressure pot of the market so a rise in the interest rate was prudent, firstly to calm overenthusiastic buyers and secondly to stop developers from inflating the prices of new builds.

However, those of us working at the coalface, so to speak, are not seeing a property crash. Over the past four to five weeks, Chiltern Relocation has been involved in three purchases which were concluded in a sealed bid scenario. This has been due to a large demand for property and a lack of choice on the market. From our research we are still finding a lack of property on the market to offer clients and the estate agents we talk to daily repeat that when property does come to the market at the right price it is fought over by many due to the lack of choice.

Owners of properties that have been on the market for a while are having to take offers below their expectations. However, it is not all doom and gloom because offers are being accepted further down the chain and often the reduction can be passed on. There's no doubt that many people will face a tough time financially in the coming year and this will certainly be reflected in some areas of the property market. Yet there's no need to panic. Things may become difficult in the short term, but from the long-term perspective, the property market will continue to improve. So hang on until the blip is over!
