So with the sun blazing, schools nearly out and people heading off on holiday is this really a good time to be house hunting?
At Chiltern Relocation we particularly enjoy the summer viewings as you get to see the houses when they should be at their best – flooded with light, the garden blooming and windows and doors open to give an airy and spacious feel.
If you view a house at this time of the year and feel claustrophobic or unable to picture yourself there then you know this is not the house for you.
It is also a good time to assess if that south facing conservatory or garden room really is a space that you could enjoy during the summer months or whether in fact it is akin to a sauna. We often find that third floor rooms, unless well ventilated, also suffer from heat rising making them unbearable to live in during this time of year or, if it is where the guest rooms are located, would you actually feel comfortable inviting friends and family to stay in such high temperatures?
It is also a good time of year to asses any air traffic noise if this is a concern for you. The summer months herald a greater volume of flights during the busy ‘get away’ months and with clear skies making it easier to hear overhead engines you will be able to gauge whether your al fresco bbq’s would be blighted by noise.
The flow of a house is also best seen in the summer months as doors are open and you can see how children and pets would enjoy the space. Do you want your kitchen to be at the rear of the house with access to the garden so you can keep an eye on garden activities?
If the kitchen and main reception room are at the front of the property then you will feel less connected with the outside space. Access to the garden off a utility room back door seems perfectly acceptable when house viewing in the colder months but seeing the house ‘in action’ during the summer can really change your view on certain layouts.
So think again when considering house hunting in the summer months – it may not typically be seen as a favourable time of year but at Chiltern Relocation we think it can actually be one of the most crucial times to view and to avoid making any glaringly wrong decisions.
