Securing a rental property for clients who ‘were always the bridesmaid but never the bride’

The Initial Enquiry

We were contacted by a couple who had sold their house and needed to move into a rental whilst considering their options – whether they were going to stay local or move out of the area for their retirement.  The couple were keen to rent in the town in which they had lived for the past eight years , so already knew the area inside out. However, the couple had already viewed many rental options and every time were unsuccessful in securing the property despite their good credentials making them feel that they ‘were always the bridesmaid never the bride.’ Time was not on their side as they had lost a lot of time hunting themselves and now had just a two-week window in which they needed to move. They got in touch with Chiltern Relocation desperate for help.  

How we helped

Chiltern Relocation got in touch with all our contacts who specialise in short term rental options to see if there was any availability given that these short-term rentals do not always come to the market. We also spoke to all our contacts in the town to alert them to our search.  We visited a picturesque barn a little outside of Beaconsfield in the stunning market town of Thame which ticked all the boxes. The couple proceeded with an offer only to discover that the landlord had changed his mind and was renting the property to friends – something we were not expecting or could do anything about.

We went back to the drawing board and continued to keep up the conversations with our contacts and we were soon alerted to a beautiful rental cottage in central Beaconsfield.

Problems we faced

The rental sounded ideal. There was no marketing material available for the property as the owner did not wish to put it on the open rental market so we would only know suitability by viewing it promptly. Only a handful of viewings were available. Chiltern Relocation secured the 11.30am viewing and got straight in touch with the couple. However, the couple were slow to respond as they were on the way to the airport as the husband was flying to Canada that day. Once contact had been made, we were able to secure a midday viewing with the wife as the couple understood the need for one of them to see it straight away as in this market properties are moving so quickly.

Conclusion

The cottage was perfect. It was beautifully decorated with ample space for the couple and a gorgeous sun trap of a garden. We explained that they would need to move quicky in order to secure it. We had seen someone exit the property at midday, who had the previous viewing appointment, so we knew that there was already competition. Chiltern Relocation advised on the offer, prepared it and submitted it within 60 minutes of the successful viewing. We were thrilled that the offer was accepted just three hours later. 

The husband touched down in Canada to the news that a property had been found, viewed, loved, offered on and accepted by the time he landed. A brilliant result.
