What is the housing market going to do this year? Go down, up or stabilise?

The state of the housing market is one of the most asked questions that we at Chiltern Relocation, in addition to local agents, are being asked right now.

With headlines in 2023 predicting a sharp decline in house prices, many house hunters are looking to the experts for a steer on the outlook of the property market. Vendors want to understand the state of the market before committing to sell their property. Recent headlines have indicated a fall in house prices in London, which may cause a ‘ripple effect’ in areas outside the city.

Chiltern Relocation are currently working with an investor who wishes to purchase 1 and 2 bedroom flats as buy-to-let investments and asked for our help.  Our first step is to narrow down location choice to maximize potential number of tenants.  In order to do this we looked at some research data for three potential towns taking into account the following:

January is Walk the Dog Month and we are spoilt for choice when it comes to ‘pawfect’ walks in the Chilterns.
Many clients now prioritise their dogs when thinking about their move as the desire to get out and enjoy the great outdoors with the addition of a stop at a fabulous pub is high on the moving criteria.
Obviously, housing, schooling and the commute are top of practicality list (LINK?). However, just under the surface, the desire to bring up children surrounded by fresh air and green fields, with walks leading to pub lunches with friends and a wide range of dog walks is also firmly on the list.

First Quarter
Chiltern Relocation celebrated 18 years in business in January with a party! Current and past clients joined local estate agents, solicitors and developers who have all supported the business. Sharon spoke of starting out at her kitchen table having had the lightbulb moment to do things differently, and she looked back on some of the special relocations we have had the honour to work with over the past 18 years.

The Sunday Times Parent Power Guide is a highly respected authority on school rankings across the UK. Their definitive guide to primary and secondary schooling is keenly regarded by parents keen to secure a place at one of the desirable institutions.
The latest Parent Power Guide was published on 3 December 2023 and revealed that five grammar schools in Buckinghamshire have been ranked among the top in the region for their ‘academic excellence’ and ‘exceptional’ range of extracurriculars.
