The Season of Previews: A Buying Agent’s Advantage

It’s been a busy few weeks at Chiltern Relocation. Now that the summer holidays are over, we have had an increasing number of invitations to ‘Agent’s Days’ in order to preview properties before they come onto the market.

What is an Agent’s Day?

When a prominent property comes to the market, estate agents are usually appointed with plenty of lead time. There is a lot to be done before a house is ready to be listed and hit the property search engines. Details need to be drawn up, square footage calculated, EPCs reports done, floorplans drawn, photography arranged and, with sizeable properties, drone footage is also required. Once the property brochure has been produced and signed off, the estate agent will often set up a Buying Agent’s Day.

What happens at a Buying Agent’s Day?

The estate agent will invite a select number of local Buying Agents and Relocation Agents who have a track record in dealing with quality properties. The house is prepared for a short viewings window when local professionals are able to have the chance to view on behalf of their clients. It is a relaxed event that provides an opportunity for Buying Agents to get a feel for the property and to discuss other properties with fellow home finders.

Why do estate agents arrange Buying Agent’s Days?

The day is beneficial to both sides. Firstly, the estate agent will get a feel for interest from seasoned professionals who are able to provide feedback. This will help with making sure that the property is being launched at the right price versus other similar properties that it may be competing against. Buying Agents and Relocation Agents also will be viewing with clients in mind who are prequalified buyers, often without a chain, and who are able to react quickly. If a vendor can avoid having their property appear on property search engines, then this tends to be the strong preference.

Secondly, the Buying Agent benefits from the viewing as they are able to get a ‘first-look’ on properties for their clients. It demonstrates to their clients that they are part of a select group of agents who are invited to such previewing days. In today’s fast-moving real estate market, buyers expect more than just access to listings — they expect insight, strategy and efficiency.

One of the most valuable, but often overlooked services that a top-tier buyer’s agent provides, is previewing homes before showing them to clients. This extra step demonstrates professionalism, dedication and respect for the buyer’s time and goals.

What Properties have we recently seen on Buying Agents Days?

Chiltern Relocation was delighted to be invited to view an historic arts and crafts property in central Beaconsfield with a wealth of charming character features. The current owners have lived there for over twenty years and were keen to get feedback from local buying agents and to see if there was the chance of an off-market sale before listing their house. The property boasted a number of fabulous reception rooms, complete with wonderful window seats, a climate-controlled bar within the orangery, original feature servants’ bells and a part share in a lake. Location wise it is just moments from town and all its amenities. Buying Agents loved the house’s rare mix of character and modernity and the chance to promote this hidden gem to their clients.
