The Initial Enquiry
Chiltern Relocation received a call in early November from an executive who needed to move out of her current apartment in Windsor as the landlord was returning. She had been there for a couple of years, loved the location so felt very unsettled that she was under pressure to move out whilst running a huge logistics project at work. She explained that she did not have the time to commit to the search and was concerned she would not get the right place for the right price.
How we helped
We arranged a Teams call so we could discuss her needs and how we could help. Given the sharp rise in rental properties over the last two years, we explained that her current rent was no longer in line with market rates and that to achieve a similar style property that there would ideally need to be some flexibility in her budget.
We set up a Viewing Day which was in fact, squeezed into an afternoon due to her tight work schedule. With such a buoyant rental market there was not a huge amount of stock on the market but we were able to view 3 flats and 2 cottages in central Windsor which provided plenty of choice for her requirements. Our client fell in love with a period cottage with stunning original features and we put in an offer.
Problems we faced
Given the stunning character of the cottage and the surge in the rental market, our offer was not the only one on table. We were keen for our offer to be accepted as our client’s time frame meant that she needed to secure something quickly, and with Christmas on the horizon, there was desire to get settled quickly. The estate agent reflected the offers to the landlord and explained that they had dealt successfully with Chiltern Relocation on numerous occasions and that itheir clients were pre-qualified and committed.
Conclusion
The landlord accepted our offer and our client was thrilled. It meant that she could get back to work knowing that she had a beautiful cottage lined up for her pre-Christmas move. Chiltern Relocation was also thrilled as it was a 22-day turnaround from initial enquiry to move in.
