Moving from Ealing to Chalfont St Giles
The Initial Enquiry
We often receive calls from house hunters who have very little knowledge regarding the area and we are able to recommend suitable towns and villages. However, on this occasion the couple who called had already visited the area on numerous occasions and narrowed down their choice to the village of Penn just outside Beaconsfield.
The couple had been living in Spain and had recently returned to their house in Ealing. After their time abroad the couple felt that they no longer felt that Ealing was the right location for their next chapter and they wanted to live close to the countryside and in a village with a close community.
The couple had been searching themselves for quite some time and had not been successful in finding or securing a property in Penn. They were aware that many properties in sought after villages are ‘off market’ purchases and many are never listed on the search engines so they understandably felt that they were missing out. We met the couple at their property in Ealing and discussed the questionnaire that we send in advance and we set up a Viewing Day.
How we helped
On our Viewing Day we visited Penn and pointed out houses that we have bought for clients in the past and current values. We looked at the more rural areas of Beaconsfield such as Forty Green before heading to Old Amersham to view the options there (and have a quick and delicious bite to eat at Seasons!). After lunch we visited Great Missenden where we viewed a house full of character and a very modern property which was similar to a Huf-Haus. Next up was Seer Green and Jordans which are both stunning villages just outside Beaconsfield with excellent transport links before heading over to Chalfont St Giles (the home of poet Milton) for our last viewing. Here we saw an elegant house with beautiful gardens that was only 20 years old.
The couple were particularly taken with the last property and the village so we took the opportunity to spend a little bit of time in Chalfont St Giles which has a historic timbered High Street complete with village green and duck pond. The village boasts an independent butcher, baker and a number of cafes, pubs and restaurants and is just 3 miles from Gerrards Cross with trains into Marylebone taking just 24 minutes.
Following the Viewing Day, we arranged to view a number of properties that came to the market in Penn. To the couples surprise they found themselves comparing the Penn properties to the one in Chalfont St Giles and realised that they preferred the village community and amenities of Chalfont St Giles. We arranged a second viewing of the property and the couple agreed that it ticked every box including stunning countryside walks from the doorstep with their dog. We submitted an offer which was accepted.
Problems we faced
This property encountered a very long conveyancing process which at times was challenging. Our clients were the top of the chain but there were various hiccups such as their buyer’s buyer sale falling through and a lot of moving parts lower down the chain.

The exchange date for this particular chain was pushed back a number of times but everyone held their nerve to get it across the line!
