A Day In the Life of a Relocation Agent – Variety is the Spice of Life!

Variety is one of my favourite aspects of being a home finder. Chiltern Relocation receives enquiries from a wide range of clients needing help in finding a rental property or in many cases their ‘forever home.’

Today has been no exception with viewings ranging from; a corporate rental for an international relocation from Canada, to a viewing of a highly prestigious house on one of the premier roads in Buckinghamshire, to viewing a beautiful off market village mansion and finally to researching properties for a couple who are downsizing.

9am:

The day is off to a great start when we receive a 5-star review from London clients who tasked us with finding them a character holiday home in the heart of the Chilterns. The couple were keen to escape the city at weekends to a rural location to enjoy walks in the countryside and visits to the local pub. However, the location needed to be easily accessible with a commute time no more than an hour to make the most of their weekends. Looking for ‘chocolate box’ properties is always a joy but also a challenge as these properties tend to stay within families for generations or are sold off market. We missed out on a house in Skirmett that we later discovered had been promised to a neighbour in the village but undeterred we found a stunning character property in Whitchurch. We used Sharon’s services to find a holiday home in Buckinghamshire in 2022. This morning we are viewing a £9 million property on one of Buckingham’s premier roads. Set back from the road the house was imposing but inside felt homely – often a rare combination to find at this price point.  For a property of this calibre, it ticked the boxes for all the added extra luxuries such as a swimming pool, annexes, a gym and multiple bedrooms with striking ensuite bathrooms. However, this property went one step further. The open plan kitchen/breakfast/family room was certainly the hub of the house with a TV built into the splashback wall. The highlight had to be the downstairs recreation space. High ceilings meant that you didn’t feel underground, and the area was exceptionally spacious including an indulgent 12 seater cinema room, steam and sauna area and sizeable gym. But the jewel of the lower floor had to be the stunningly decorated reception room complete with sizeable bar, copious seating and a bowling lane. The interiors were beautifully considered throughout, and despite its size and grandeur, the property felt homely and welcoming.

Time to check in with our relocation agent in Wareham Dorset who is accompanying international corporate clients looking for a rental in the area. Rental properties in this area get snapped up quickly so two of the options we set up yesterday have already been taken off the market by this morning. The rental market can be very fast paced so viewing at the right time and being decisive is key when looking for a corporate relocation. We also understand that managing expectations is vital when we take on our international relocations in particular from North America. UK properties are demonstrably smaller for the equivalent rental price and clients need to understand that walk in wardrobes, recreational basements and multiple en-suite options are sadly not features of UK properties at that price point.

Chiltern Relocation has great links with local estate agents, solicitors and other professionals who invite us to view off market properties. The percentage of sales that are now off market is steadily increasing and off market properties constitute a large part of our business. Today we have been invited to view a £4.25m property in Coleshill, a stunning village between Amersham and Beaconsfield. The property is situated on a private road in this sought after village just a stone’s throw from the excellent village pub. The house boasts incredible views, and the interiors were beautifully appointed.

We love the variety of being a relocation agent from viewing high end properties to village rentals to off market properties. We cater to a wide range of budgets yet more importantly the heart of our search is always making sure that the search is client-focused with their needs always at the forefront. Today we are continuing to research for a couple who are downsizing. The couple appreciate that they no longer need a sizeable family house but wish to continue living in a similar area but in a smaller property. This is a challenging search as the couple wish to have a character house in an enviable location but with fewer bedrooms and a more manageable garden. We have identified a number of village locations and certain roads that the couple particularly like and we are working with our strong local contacts to find the ideal proposition for them.

Chiltern Relocation has been invited to drinks with a local estate agency. Despite being completely independent, we work closely with local agents and always enjoy catching up when we have the opportunity.
