From Off-Market Homes to Sealed Bids: A Day in the Life of a Relocation Agent
Here at Chiltern Relocation, we often get asked what a home finder gets up to on an average day. We love the variety of our role relocating clients either within the UK or internationally and no two days are the same. During any one week we will be out previewing houses for clients, visiting schools to keep up to date with their offering, negotiating leases, organising cross-culture training and even helping with pet relocation.
This is just a few things that we got up to one day last week.
9am: View an off market high end property in one of South Bucks most prestigious roads. As part of our role as Relocation Agents we are invited to view select properties that are not going to be advertised on the open market. There are many reasons why vendors choose to market their house under the radar – namely privacy but also to ensure that viewings are from verified buyers. Chiltern Relocation has been in the industry for over 21 years so we have excellent connections with local agents who know that we have access to committed clients.
Today’s viewing is for a high spec property with a generous garden in the heart of Beaconsfield’s ‘golden triangle’. The owners have their eyes on a new project so are taking a long-term view to find the right buyer for their bespoke property. The house boasts some fabulous features including a four-car dual access garage with bespoke lighting, spacious interiors crammed with design features and a stunning third floor terrace complete with hot tub and bar.
We have been invited to another off-market viewing this week in Maidenhead. This town is nestled in the Chilterns countryside but is also now served by the Elizabeth Line which has made the area increasingly popular with home buyers. With regular air-conditioned trains into central London and a rural feel, it ticks a lot of boxes.
11am: We have been looking for a home for clients in the Marlow area and after viewing a number of great options the couple have come back to one of our first viewings. The house is in an excellent position in this very popular town, has great scope for modernisation and a fabulous garden. The couple were initially unsure as to suitability given they were at the start of their search journey but having explored alternative options with us, they realised that this house had everything they wanted. However, this coincided with other interested buyers having the same opinion meaning that their offer was to go to sealed bids. This is always a nerve-wracking process and one that requires a high level of local knowledge, research and communication. After discussing the bid that the clients wanted to tender, we submitted their offer. We were thrilled to learn that their offer was successful and that they can now press ahead with the conveyancing process.
1pm: Lunch with a previous client. The Chiltern Relocation office is in the heart of Beaconsfield new town and we love the chance to catch up with previous clients to see how they are settling into their new area. Today we grabbed a quick bite with clients who we helped move to the gorgeous village of Penn. The couple are loving their new life – they enjoyed the village fayre at the weekend that had brought everyone together on the village green and the local pubs overlooking the green and there was even talk of entering the village Penn Seven fun run next year.
2pm: Back to the office to work through the last of the paperwork for the seventeen staff members we have moved as part of our employee relocation service this summer. This company moves their personnel all across the UK, from the Scottish Highlands to rural Wales. In these instances, we rely on our trusted network of UK relocation consultants who go out on the road on our behalf. Having a local expert is essential for a smooth relocation and we always look forward to touching base with our extended relocation consultant network. Finalising the paperwork for the last relocation for this period brings a hectic stage to a close until their new consignment of employees arrive in the UK.
4pm: Receive a call from a couple who are interested in moving to the area from central London. The couple are keen to be within a short commute to London but are wanting to escape the hustle and bustle of London living for access to more space in terms of housing, garden and the countryside. We arrange a Teams call to discuss possible areas and their requirements such as schooling and their ideal type of housing. Many clients are very open minded when it comes to style of property but we also enjoy looking for clients with specific wish lists such as period properties or ultra-modern Huff houses.
8pm: Visit new local wine bar Vinny and Ted for their monthly Book Club. This is a lovely new bar in a historic building in Beaconsfield Old Town. The book chat is relaxed and it’s great to see so many local faces having a drink and chatting about their literary insights.
