Moving from London? How to move in two steps Rental and then Purchase
With an increasing number of people wishing to make the move out of London to get more space for working from home, access to a great range of schooling options, and open space on the doorstep we are seeing a lot of interest in the area of Bucks, Berks, Herts and Oxfordshire.
However, juggling work, childcare and the ever changing government restrictions means that finding a house can feel challenging and overwhelming right now. If you are keen to make the move – but not sure where exactly you want to move to – then renting ahead of a purchase could be a sensible option.
Chiltern Relocation has recently moved a couple out of London into a rental property in Gerrards Cross as our clients were keen to make the move out of London sooner rather than later. After meetings on Skype we fully understood the clients brief and needs and we were happy to secure an excellent family rental home. The couple have since been able to get themselves comfortable with the area and get to know different schools, social amenities, sports facilities and also which particular roads they prefer thereby taking the pressure off their house hunt.
The clients enjoyed a few months in the rental home to settle in and we then started to turn our thoughts towards their house purchase. The couple were keen to embark upon a project but equally they didn’t know where to start looking. Property developers try to be first in the queue when it comes to potential projects so finding a ‘knock down’ or a plot and being able to react quickly is not easy. Chiltern Relocation previewed a number of potential properties – to save any wasted time – and we started to narrow down options. Living locally had given the couple a really good feel for what type of property they really liked (contemporary, space for WFH, good sized garden, a cinema room) and also certain roads which had caught their eye.
We were excited to find a potential project which met all the requirements in terms of plot size and planning permission already in place for a replacement dwelling. Now that the couple were living locally they were able to view the property quickly and Chiltern Relocation handled all the negotiations which resulted in a successful offer being accepted.
The two-step property purchase has been an ideal resolution for their home search. They were able to move out of London, feel settled and happy in the new area, view and make an offer quickly on the property and buy their ‘forever home’ with confidence. And the bonus is that they can continue to live in their rental home whilst carrying out the project.
