The Initial Enquiry
We received a call from a gentleman who had secured a new job in Berkhamsted and needed to find a rental flat or small house. However, his current job in Bristol was very time consuming so he would not have the opportunity to travel to the area and view possible options. He was also very aware that the rental market is very fast paced and that he would need to act quickly, in addition to negotiating the right offer and he knew that a relocation agent would be able to offer this service.
How we helped
With many years of experience of researching properties on behalf of our clients we set about contacting our local contacts in Berkhamsted. There has been much in the news recently about the lack of supply in the rental market with multiple offers per property. With rental properties in high demand and short supply nationally, it is making it challenging for rental relocations. The lack of supply has hit the headlines on many occasions this year with renters chasing each home jumping from 20 to 25 in five months.
Chiltern Relocation knew that competition would be even greater in December as everyone is keen to be settled for the new year. Our client was looking for a one or two bed flat or house within close proximity to Berkhamsted’s buzzing High Street.
We viewed four properties – both town houses and apartments and all within the hub of Berkhamsted. We had clear instructions from our client as to what he wanted and we toured each property making notes and videos. We were able to give the pros and cons of each having seen the properties in person and our client was able to make a decision based on our detailed information.
Problems we faced
With multiple offers per property, it was a highly competitive bidding process. We viewed a range of flats which were overpriced but still getting snapped up. We put in an offer on an apartment but we were up against seven other bidders for this property. Whilst our bid was competitive and our client was in a strong position, the winning bidder could move in quicker, so we lost out on that property. Undeterred we continued our search and found a fabulous apartment in the heart of town.
Conclusion
Again, our bid was up against many others. However, the fact that our client was supported by a relocation agent and that all his documents had been verified by us meant that our bid was the successful one. We were delighted to secure a modern apartment in the town centre and all without the client seeing it in person.
Our client was thrilled with the apartment when he saw it in the flesh – on the day he moved in!
