The Initial Enquiry
We were contacted by a couple, who much as they had enjoyed living in London, now felt it was time to make a move to somewhere greener with more space and a great local community. They both worked from home so were keen to have enough space for two home offices. A dog was also on the agenda so a decent sized garden was key and they had long wished for a walled garden in a semi-rural location.
How we helped
The couple needed to commute sporadically so distance to a local train station was important but it didn’t need to be walking distance. Chiltern Relocation arranged a viewing day of properties which covered the villages of: Penn, Coleshill, Amersham, Great Missenden, Long Crendon and Aldbury. Our first viewing was a semi-detached cottage in the picture postcard village of Penn. Set back from the road but within steps of the village green and duck pond the village had instant charm. The couple were reticent to view a semi but as soon as they stepped foot inside, they were wowed. The cottage offered fantastic scope for working from home with two offices at on different floors thereby giving them both the space they required. Original features were plentiful and the garden was walled. Penn has a local shop, cafe and doctor’s surgery and is just a few minutes’ drive from Beaconsfield with its bustling High Street. Commute time from Beaconsfield to Marlyebone being just 25minutes. The couple were smitten. The first home, on our first Viewing Day on our very first meeting.
We continued with our Viewing Day, seeing houses in many villages, but none of them had the wow factor of our first viewing.
Problems we faced
The couple revisited the area themselves at the weekend and went for a long country walk from the doorstep ending up at the local pub just moments away from the cottage. They decided to the house and location were exactly what they were looking for! However, they still had to get their Notting Hill house valued and on the market. This happened swiftly and an offer was soon accepted. The vendors of the cottage were now happy to accept their offer given their strengthened position. The sale however had a number of twists and turns along the way. An area of land was discovered in the searches that belonged to the cottage and it had to be confirmed by Land Registry. This meant documents disappearing into the ether of the system with no indication as to when it would be resolved. The chain then got halted and one family within the chain who were relocating back from Portugal had to find emergency accommodation in the hope that the chain would all be able to exchange – this certainly caused much anxiety for all as everyone pulled together to keep the chain intact.
Conclusion
The couple were absolutely thrilled to exchange on the cottage after a protracted wait. The hunt for a dog is now firmly on the agenda and they cannot wait to move to enjoy spring and summer in stunning village of Penn.
