Case Study: How a ‘Wild Card’ Property became the ideal property

The Initial Enquiry

Chiltern Relocation was contacted by a lady who was keen to move to the area and find a house suitable for her next chapter in life. She was looking for a property with open plan living, modern interiors and space for herself and for her visiting grown-up children. It was important that the house felt spacious but also cosy. Her main drivers for the move were to find a great community location with easy commuting options and a wide range of social amenities close by.

How we helped

On our first Viewing Day we visited the areas of: Penn, Farnham Common, Chalfont St Giles, Beaconsfield and Wilton Park (Beaconsfield).  We viewed seven houses and got a real feel for the different areas and what they could offer.  Our client fell in love with an open-plan, beautifully appointed house in Farnham Common and we proceeded to put in an offer and – despite interest from competing buyers – we were successful. This is not the first time that a client has seen and offered successfully on a house on our first Viewing Day together. Which is always very exciting for us and our clients!

Problems we faced

Unfortunately, there delay with our client’s sale which meant that the purchase could not proceed.  Undeterred, we arranged a second Viewing Day of short-listed properties and viewed three houses together. These options gave our client a really good feel for other options but none of them could match the one in Farnham Common. Spending time together with clients on Viewing Days means really getting to understand the drivers for the move, what clients are really looking for and how their initial preferences can change after a seeing a range of houses and locations. It is often the case that clients start with very fixed search criteria but following a number of viewings, their wish list evolves. In these situations, we like to ‘push the boundaries’ and explore a ‘wild card’ option.

Chiltern Relocation is constantly on the lookout for our clients and we like to explore all possibilities. On this occasion we pre-viewed an amazing home in an exclusive development of four barn conversions which we felt was a ‘wild card’ as it did not meet all the initial search criteria. However, the location offered rural tranquillity and easy commuting from Gerrards Cross. The property was approached via a private gate allowing access up a long-gravelled approach past private paddocks – a rural idyll just a few minute’s drive from the all the amenities of Gerrards Cross. We instantly got the feeling that, despite not meeting all of the initial criteria, that this was the house for her.

Conclusion

Chiltern Relocation viewed 23 houses in total for our client, 11 of which we viewed together. As soon as we previewed the converted barn, we were confident that she would feel the same way about this unique option. Our client loved the property set in a stunning courtyard location and the interiors were spacious and well-proportioned for her lifestyle.  The property boasted a beautiful open plan kitchen and living area, generous bedrooms for herself and her visiting children and amazing views. Chiltern Relocation has a wealth of experience when it comes to making an offer and we are thrilled that our client’s offer was successful.

Our client had to move out of her current rental before being able to move into her new home so Chiltern Relocation used our local contacts to secure a short-term rental in an annexe property. Located in Beaconsfield our client was able to enjoy a home-from-home experience for a month – with space for her family over Christmas – before starting her new chapter in the stunning converted barn.
