Moving from South London to Amersham within a few months
The Initial Enquiry
Chiltern Relocation were contacted by a young couple keen to move from South London to Buckinghamshire and they needed help to find their first family home. With a baby on the way the couple were after more living space, a good-sized garden, three bedrooms and a couple of studies to accommodate new working from home rhythms. Being close to excellent nursery and primary schools was also top of their list. In terms of location the couple were very taken by Amersham given its dual commute-ability with mainline trains direct to Marylebone (35 minutes) in addition to being on the Metropolitan tube line.
How we helped
The couple got in touch in October, they filled in our questionnaire and then we had a meeting via Skype so that we could really start to narrow down their requirements and what ticked their boxes. We took to the road for a Viewing Day and showed the couple Beaconsfield and Amersham. We showed them particular roads on which houses had been bought and improved, and how much value had been created. The couple were open to looking at houses which needed some work and were keen to take a long-term view of up-and-coming areas.
Problems we faced
We viewed one modern property which had everything going for it internally – 4 bedrooms, a new kitchen opening out onto the garden and fresh interiors. However, the downside was that the garden was not as big as they would have liked. There was a lot of interest in the property and we submitted a bid that we felt correctly reflected its value. We were aware that there were many other bidders but we took many factors into consideration when submitting the bid. On this occasion we were not successful but were undeterred as we were confident with our valuation. We knew that paying any more to win the sealed bid would be overpaying and we were confident with our numbers and knowledge of local value.
Conclusion
Despite the disappointment, setbacks can often be a blessing in disguise. Another property in Amersham soon became available with a bigger garden but that needed some internal work and redecoration. The road was quiet, it was located close to all amenities and other houses on the road had benefitted from modernisation. We were first in to see the property and immediately submitted an offer. We were confident that our offer was attractive but also mindful of further costs that would be required to make necessary improvements.
We were thrilled that our bid was successful and that this house had a lot to offer. We put the couple in touch with surveyors, architects and removals and the sale quickly proceeded.
From the point of contact in October to moving in in March this has been a swift sales search and we are delighted that the couple will be starting their new life as a family in Amersham.
