How a ‘Build to Rent’ apartment was the surprise choice for a client
The Initial Enquiry
We received a call from a lady who was quite specific with her rental search criteria. Chiltern Relocation always sends out a questionnaire to clients prior to viewing properties and we like to also have a chat via Skype to make sure we understand the drivers for the move and the client’s likes and dislikes so we can shortlist the best selection possible.
In this instance, the lady was keen to find a two-bedroom, two-bathroom flat with access to outside space – either a garden or balcony or communal gardens. She was also keen to be located close to green space to run and cycle. In her questionnaire she stated that she: ‘did not want a big apartment complex’.
How we helped
We lined up nine apartments to view from 11am til 4pm. This included period properties on Ealing Common with a driveway and garden and other character homes as per our client’s wishes. Prior to our Viewing Day the client asked our opinion on Build to Rent homes as a colleague had recommended this possibility.
What is a Build to Rent? Build to Rent are new build developments designed specifically for renting. They come with a range of perks from longer tenancies to a dedicated on-site manager and purpose-built communal spaces, they are all owned and managed by one landlord. The benefits include: · Quality accommodation in excellent condition · Longer tenancy options of over three years · The rent is clearly laid out including any basis for increase linked to a formula · Developments are maintained by one landlord and must provide on-site management · Full time concierge for deliveries etc · They don’t charge up-front fees · Pets are allowed with an additional pet fee |
Problems we faced
In this search we didn’t face any problems as such – more a complete change of mind from the original requirements. Our client had specifically stated that she didn’t want an apartment complex but once she saw the Build to Rent apartments, she realised how much they had to offer. Despite the Ealing Common flat ticking all her original requirements, she appreciated that the Quintain Living buildings could offer her a fabulous modern apartment and:

- WFH areas
- Social lounges
- Gyms and fitness spaces and classes
- TED-style talks
- Foodie events e.g., supperclubs
- Concerts and quiz nights
Conclusion
With a smooth process in place that includes no deposit (subject to credit check), rapid referencing and express move-in it was easy to see why this option was so appealing. Our client viewed three available apartments within the Quintain Living buildings and chose one with a spacious balcony overlooking the grounds. The apartment was in excellent condition and beautifully decorated which made it instantly homely. The paperwork was very efficient and our client is looking forward to her new apartment and the enjoying the lifestyle that it offers.
