Working From Home (WFH) and need better office space? A garden office could be your answer.

At Chiltern Relocation the main drivers behind a move for our clients include a bigger house and garden, proximity to great schools, more open space and good commute times. However, we are now seeing an increase in demand for double home offices

Many properties which include one study, were not necessarily designed for the new WFH generation with potentially two rooms needed. Many homeworkers have converted the spare room or the end of the dining room table are now crying out for their spare room and dining room table back!

Garden offices are seeing a major boon as they do not require *planning permission under 30 Sq M’s, are separate from the main house providing a quiet space for calls and work and they have enough space to house all the WFH equipment.

Gardens do not need to be huge to accommodate these offices and money saved on renting office premises will soon offset against the investment.  Rather than house hunting with internal office space in mind, why not focus on clever use of the garden and maintain a healthy work-life balance by creating a natural space between your two environments?

Here at Chiltern Relocation we have witnessed a surge in demand for those wishing to move out of London to enjoy greater space and by considering a garden office we have been able to maximise internal space requirements. Cost wise it is far more cost effective to spend up to £10,000 on a bespoke garden office rather than pushing yourself into the next house price bracket to gain an additional room in the house.

Options range from simple build it yourself cabins from B&Q and Wayfair for approx. £2,500 to this spacious cabin for approx. £5,000  to bespoke designs such as these beautiful double glazed offices from Cabinmaster.

The majority of WFH offices do not need planning permission as long as they comply with the following:

  • Garden outbuildings must be single storey, with a maximum eaves height of 2.5m, a maximum overall height of 4m with a dual pitched roof or 3m for any other roof
  • They must take up no more than half the area of land around the original house
  • They shouldn’t include verandas, balconies or raised platforms
  • They must not be used as a home
