2023 Wrapped – What Chiltern Relocation got up to this year

First Quarter

Chiltern Relocation celebrated 18 years in business in January with a party! 

Current and past clients joined local estate agents, solicitors and developers who have all supported the business. Sharon spoke of starting out at her kitchen table having had the lightbulb moment to do things differently, and she looked back on some of the special relocations we have had the honour to work with over the past 18 years.

We were thrilled that work started on a rebuild for a client that had been waiting for the green light. The couple are building a fabulous property on a sought-after road in central Beaconsfield. However, the conveyancing was extremely challenging due to existing covenants on the property, in addition to meeting the environmental requirements including a ‘bat room’.

Sharon attended the #SBS Awards hosted by Theo Paphitis. Chiltern Relocation was recognised by the #SBS awards in 2018 and winners are invited to attend the annual event to network and hear many inspirational talks.

Sharon was also quoted in The Independent. Chiltern Relocation was asked to comment on the annual house price growth from the ONS.

Second Quarter

A client approached Chiltern Relocation with very specific requirements for a rental apartment. She had stated in our questionnaire that she had no interest in big complexes. On a Viewing Day Chiltern Relocation always likes to add in a ‘wild card’ – a property that we think is suitable but different to the brief. On this occasion our ‘wild card’ was the chosen option. We showed the client a ‘Build to Rent’ apartment in a block with wonderful communal spaces and events on offer which the client loved.

A couple keen to find a house to enjoy at weekends within an hour’s drive from London were thrilled to move into their chocolate box cottage in the village of Whitchurch. This search had involved a huge amount of research to get the ideal rural location with a fabulous local pub and walks, but within easy reach of London.

Third Quarter

An off-market property saved the day for an international relocation. A family needed to relocate from Singapore to the area ahead of school starting in September. They were keen to settle in Beaconsfield and we found a fabulous property in the Old Town. However, just as we were about to sign the papers, the landlord demanded one year’s rent upfront. We advised against this action and restarted the search with the clock ticking. We found a very modern and centrally located house off market and were able to secure a viewing, make an offer and get it accepted in a matter of hours before it came to market. The family are thrilled with their new house and are acclimatising to the weather!

Sharon was interviewed by BBC journalist Kevin Peachey to chat about the attraction of relocating to the Chilterns. The towns of Amersham and Beaconsfield regularly feature or even top the list of top ten places to live in the UK and he wanted to know why.

Fourth Quarter

Chiltern Relocation and Sharon were shortlisted for two awards at the National Business Women’s Awards. Chiltern Relocation was shortlisted for the Service Excellence Award and Sharon was shortlisted for the Business Woman of the Year Award. The evening was a wonderful celebration of achievements!

 

Viewing levels typically dip towards the end of the fourth quarter. With rental properties in high demand and short supply nationally, it is making it challenging for rental relocations. The lack of supply has hit the headlines on many occasions this year with renters chasing each home jumping from 20 to 25 in five months. In December we were asked to find a flat in Berkhamsted for a client from Bristol who would not have the time to view in person. With multiple offers per property, it was a highly competitive bidding process. We viewed a range of flats which were overpriced but still getting snapped up. We held our nerve against strong competition and were delighted to secure a modern apartment in the town centre all without the client seeing it in person.
